SHARING a meal is so important and so much nicer than having a meal delivered.  At Bougainvillea there is always something on, someone to chat to, or share a cup of coffee or a meal with.  A shared bottle of wine with dinner is a wonderful norm in our dining room.

Bougainvillea truly is a village community, sharing bonds of friendship and respect.

Our residents over the years have been a diverse group from war veterans of every rank, to some of our younger working residents of today. We have musicians and artists and many north shore hospital volunteers.  All resident, past and present are very proud of the village and the lifestyle it affords. 

Village residents and staff are interested to hear about each other’s lives.   Very warm connections between residents and staff have always been a feature.  The Bougainvillea staff calibre is outstanding and they come from very diverse backgrounds and nationalities.  In turn we feel very privileged to know and share in our residents and staff families.

Since 1988 the Village has been managed by a family.

Choosing STRATA TITLE for Bougainvillea created a Title Deed to each residents’ home, which traditionally has always felt secure.

Our decor is pleasing, chic but relaxing and informal.

You can enjoy the lounge and dining room with baby grand piano, the library, card room, arts and crafts, BBQ area and of course the gym.  There is also a variety of social events with opportunities to make new friends or forge old ones.  From the Archibald to the Bowral Tulip festival travelling on our own bus.  We invite visiting guest speakers, musicians and host monthly birthday celebrations as well hosting events from Anzac Day, St Patrick’s Day, New Year and Christmas etc.


Bougainvillea is a Strata Titled Village which is also governed by the Retirement Villages Act. What this means for us is that the Management Company can make no profit from the Resident’s Annual Budget.  Bougainvillea in fact runs a business totally for the residents benefit within the Management business.
How you ask? All profits made from the dining room, bus outings, laundry services, independent unit cleaning and meal deliveries are paid into the Residents Budget Fund.

How then, you may well ask are we reimbursed for providing services to the village and Residents?

We agree with each new purchaser that when they live in the village be it one year, or however many, (23 has been the maximum to date) we will receive no payment from them until such time their unit is resold, whenever that might be.  The amount payable is calculated on a contracted scale basis.


IMPORTANTLY - Our Management Company has chosen, (not by any legal requirement as 1 of only 3 villages we know of in Australia) to contribute 17.5% of this income to the Capital Works Fund of the Strata Plan, which results in lower levies payable by resident owners.  A fact of which we are very proud.

The Pradella Group is one of Queensland’s longest running and most awarded privately owned property development companies.  In 2009 Pradella started Seachange Lifestyle Resorts with their first flagship resort on the Gold Coast, Seachange Arundel.
